Homes for rent or sale inside the society

An owner lists the flat for rent or sale, neighbours refer people they know, and a link any resident can share collects interest. The owner hears of each enquiry and follows it to a deal.
PLANSFrom Growth

The problem it solves

  • An owner wants a tenant the neighbours know, not a stranger sent by a broker.
  • Neighbours hear of a friend looking for a 2 BHK but do not know which flat is free.
  • Listings shared in the society group get lost under fifty other messages.
  • The owner's phone number ends up on every website the link reaches.

How it works

  1. An owner opens Society > Homes for rent and clicks List my home. They fill in the title, the rent or price, the details and up to 8 photos.
  2. They choose whether the shared link shows their phone and their flat number. Both are off to start with: the link shows the tower and floor only.
  3. The other flats are told that a home is listed. Any resident can open it, press Share for their own link to send on WhatsApp, or Refer someone with a name and phone.
  4. Whoever opens the link sees the photos and details with no login. They send their name and phone with I am interested.
  5. The owner is told of every enquiry, with who referred or shared it. They move it along: New, Contacted, Visit fixed, Agreed or Not going ahead.
  6. When the flat is taken, the owner marks it Let out / Sold or takes it down. List again brings it back.

Everything it does

The listing

  • For rent (the default) or For sale
  • Rent a month (needed for rent), deposit, price (for sale), Maintenance Included
  • Available from, bedrooms or type (such as 3 BHK), area (from the flat when left empty), floor (from the flat)
  • Furnishing: Unfurnished, Semi-furnished (the default), Fully furnished
  • Suits: Anyone (the default), Families, Bachelors / working, Company lease
  • Pets allowed, parking, description, contact name and phone (the owner's to start with)
  • Up to 8 photos, JPG, PNG or WebP
  • States: Listed, Let out / Sold, Taken down

Who may list

  • Only a resident recorded as Owner of the flat lists it or changes the listing
  • Every resident of the society sees the listed homes
  • The office sees and corrects every listing under Visitors > Residents > Community > Homes for Rent

The shared link

  • A page that needs no login, with photos, the details, the tower and floor, and the society's name
  • Phone on the Shared Link and Flat Number on the Shared Link: off to start with
  • Each resident's link carries their own code, so an enquiry shows who shared it; the code cannot be guessed
  • An I am interested form: name, phone (6 to 15 digits), email and message; a hidden field turns away form robots
  • Link Opened: how many times the page was opened
  • Once the home is let out or taken down, the page no longer takes interest

Enquiries

  • From the shared link, or Referred by a resident (with their flat)
  • States: New, Contacted, Visit fixed, Agreed, Not going ahead
  • The owner calls from the enquiry and changes its state on the page or in the app

  • Resident portal: Society > Homes for rent
  • The SmartMy Society Resident app: Society > Homes for rent: list, share on WhatsApp, refer, call and follow enquiries. It is built and in testing, not in the app stores yet
  • The shared link: a public page at your society's address, no login
  • Web (office): Visitors > Residents > Community > Homes for Rent (Listings, Enquiries)
  • Not published on property websites; no rent agreement, tenant check or brokerage

What you control

Settings

  • Phone on the Shared Link: off
  • Flat Number on the Shared Link: off
  • Kind: For rent; Furnishing: Semi-furnished; Suits: Anyone
  • Each resident: Homes for rent alerts on, switched off under Alerts > Notify me about

Notifications

  • Flat: Homes for Rent: to the other flats' residents who get Homes for rent alerts when a home is listed. Also to the owner who listed it for each new enquiry, with name, phone and who referred it. A push to those signed in to the Resident app and the first of WhatsApp, SMS and email that reaches them, and always in-app
  • It is a transactional event: it goes out at once, and a person can switch off a channel but not the event

Questions

Can a tenant list the flat?

No. Only a resident recorded as Owner of the flat can list it. The office can add or correct a listing from the back office.

Will my phone number be public?

Only if you switch on Phone on the Shared Link. Otherwise people send their interest and you call them. Your flat number is hidden too unless you choose to show it.

How do I know which neighbour sent someone?

Every resident shares the home with their own link. An enquiry from it, or a referral from the Homes page, shows the neighbour's name.

Is the home shown on property portals?

No. It is shown to residents of your society and to people who get the link from one of them.

Does the society charge a brokerage?

No payment of any kind goes through this page. What the owner and the new tenant or buyer agree is between them.
