WITHOUT IT
What goes wrong without it.
×Rent reviews, renewals and lease ends live in a spreadsheet, and one is always missed.
×Twelve post-dated cheques per tenant sit in a drawer, and nobody knows which bounced.
×The deposit is argued over because no one photographed the flat at move-in.
×Repair requests come by phone and WhatsApp and are never closed.
×Owners ask what they are owed, and the statement takes a week to put together.
×Nobody can say the vacancy loss, the arrears or the yield of a building today.

SECURITY AND DATA
Client money kept apart. Every handover signed.
Client money on owner ledgersRent collected for owners is kept on their own ledgers, never booked as your income. A check compares the bank with what is owed to owners and held as deposits.
Signed at both endsEach move-in, move-out and inspection is signed by your staff and the tenant, and the PDF goes to the tenant at once. A signed check is not edited; a dispute is its own record.
Leases anyone can verifyLeases are signed through SmartMy Sign with a verify code, a QR and an audit trail.
Each person sees their partTenants see their own lease and bills, owners their own units and statements, vendors only the job sent to them.

ON REQUESTQuestions and answers
Who is SmartMy Lease for?
Landlords who let their own buildings, property managers who look after units for many owners, developers and malls, serviced apartment and holiday home operators, and co-working spaces. Homes, offices, shops, warehouses, parking bays and desks are all units.
Can it handle post-dated cheques?
Yes. Plan the cheques with the lease, record them when they arrive, keep them in the safe, make deposit slips, and mark each one cleared or bounced. A bounce adds its fee and asks for a replacement.
We manage units for other owners. Is their money kept apart?
Yes. Rent of a managed unit goes on the owner's ledger, your fees are taken by the agreement, and the statement and payout are made for each period. Repairs over the owner's limit wait for the owner's approval.
Does it do service charges and turnover rent?
Yes. Budgets per cost pool, shares by area, on-account charges and the year-end balancing charge. Turnover rent takes the tenant's monthly sales with a breakpoint and a yearly true-up.
We also lease our own offices. Can it do the lease accounting?
Yes. Occupier leases are kept under IFRS 16, Ind AS 116 or ASC 842: the liability and right-of-use asset at the start, monthly interest and depreciation, and the asset in your asset register.
Do we have to buy every feature?
No. Every feature works on its own. Start with units, leases and rent, and add cheques, owners, commercial, short stay or co-working when you need them.
What does it cost?
There is no price list on this site yet. Tell us how many units you let and how, and we will quote.
