Specifications on homes for sale

Write each building package's specification once: cement, steel, flooring, doors, kitchen, bathrooms, electrical, paint, each with its allowance, and what is not included. It prints with every estimate, and with unit sales it goes on each home, its sale, the buyer's PDF and the buyer's portal.
PLANSFrom Growth

The problem it solves

  • The brochure promises one tile, the site lays another, and the buyer has nothing in writing.
  • Allowances are agreed by phone, so nobody knows who pays when the buyer picks a dearer fitting.
  • Fifty flats in a tower each need the same sheet, typed fifty times.
  • Buyers keep asking the sales team what their home comes with.

How it works

  1. Open Construction Sales > Building Packages and fill the Specification tab of each package: group, item, specification or brand, allowance and per what.
  2. Fill the Not Included tab, for example compound wall, sump, approvals or furniture.
  3. Price a plan with the package: the Rough Estimate prints the specification and what is not included.
  4. With unit sales: on the project, choose the package as its Specification and press Set Specification on All Units.
  5. Each unit and its sale show the Specification tab; Print Specification gives the buyer a PDF.
  6. The buyer sees the same sheet on their home's page in the portal and the app, and can download it.

Everything it does

The specification sheet

  • Groups: Structure, Walls and Plaster, Flooring, Doors, Windows, Kitchen, Bathrooms, Electrical, Plumbing, Painting, Roof and Waterproofing, Outside Works, Other
  • Each line: item, specification or brand, allowance (up to this price; the buyer pays the difference) and Allowance Per (sq ft, each, set)
  • Not Included: free text, priced as extras
  • A line or two for the client; packages per entity; archive old ones
  • No sample packages are shipped: you enter your own

On estimates

  • The Rough Estimate PDF prints the package, its rate, the specification by group and what is not included

On homes for sale (with unit sales)

  • Specification field and tab on each unit, and a column on the units list
  • Set Specification on All Units on the project, with a note of how many units were set
  • The sale shows the unit's specification and Print Specification
  • The PDF: unit, project, type, floor, carpet, built-up and saleable area, the package, the sheet with allowances, what is not included
  • Buyer's portal and app: the sheet on My Home, with Download the specification

Who uses it

Construction ManagerWrites the packages and their specifications, and sets them on a project's units.
Construction SalesPrints the specification for a buyer from the unit or the sale.
BuyerReads and downloads the specification of their home in the portal or the app.

Where you use it

  • Web: Construction Sales > Building Packages; the Specification tab on units and unit sales
  • Buyer portal: My Home, with the PDF to download
  • The SmartMy Construction app for buyers: the specification on My Home (built and in testing, not in the app stores yet)
  • Not on homes without unit sales: unit sales are not part of the Construction plans; ask us about them
  • Not a selections tool: buyers cannot pick finishes or upgrades on the portal

What you control

Settings

  • Packages and their specification lines, allowances and Not Included
  • The Specification of each project, set on all its units at once

Questions

Can each tower or phase have its own specification?

Yes. Each unit names its own package. Set one for the whole project, then change single units.

Can a buyer choose a better tile on the portal?

No. The portal shows the sheet and its allowances; choices and upgrades are agreed with your team.

Do we need unit sales for this?

For the specification on estimates, no. For the specification on homes for sale, their sales and the buyer's portal, yes.

If we change a package, do the homes change too?

Yes. Units point to the package, so a change to its sheet shows on every unit that uses it. Make a new package for a new specification.
