Builder tie-up packages

For a tie-up with a developer, make one package per building. It holds the developer's item codes and a price per unit type such as 2BHK or 3BHK. It also holds who pays, the days to handover and the penalty per day late. Each buyer's flat becomes its own project, valued from the package.
PLANSFrom Growth

The problem it solves

  • Each buyer's interior is quoted from scratch, though the developer agreed one price list for the whole tower.
  • Nobody remembers whether the developer or the buyer pays for the wardrobe upgrade.
  • The agreement says 45 days from booking, and the penalty for late handovers is counted only when the developer deducts it.
  • The developer's item codes do not match yours, and their reports cannot be reconciled.

How it works

  1. Make a package for the building: name, developer, building or project, and the dates it is valid between.
  2. Set Money and Time: who pays (the buyer, the developer, or shared with the developer's %). Add the days from booking to handover (45 to start with), the penalty per day late and its cap.
  3. Add the items: the developer's code, name, room, description, and whether it is in the package or an upgrade the buyer pays. Give a price and quantity for each unit type.
  4. When a flat is booked, press New Buyer on the package. A new project opens with the package, the building as its name and today as the booking date.
  5. Set the unit type and flat number. The project value becomes the total of the included items for that unit type. Fill in the buyer and run the project as any other.
  6. The project shows Handover Due, Days Late and the Delay Penalty, worked out again every day. When it first becomes late, the project manager gets a to-do.

Everything it does

The package

  • Name, Developer, Building / Project, Valid From, Valid Until, entity, currency
  • Who pays: The Buyer (to start with), The Developer or Shared, with Developer Pays %
  • Days from Booking to Handover: 45 to start with
  • Penalty per Day Late and Penalty Up To (the cap)
  • Terms; archive old packages

Items and prices

  • Per item: Their Code (the developer's item code), name, room, description
  • In the Package or Upgrade the Buyer Pays
  • Price per Unit Type: unit type (2BHK, 3BHK, 3BHK Large or your own), quantity and price
  • The package shows every unit type it has prices for

A buyer's flat

  • New Buyer: a project with the package, the building's name and today's booking date
  • Builder Package tab: package, Unit Type, Unit / Flat No., booking date
  • Project Value: the included items' prices times their quantities for that unit type (upgrades not counted)
  • Handover Due: booking date plus the package's days
  • Days Late: from the due date to the day the project is done, or today
  • Delay Penalty: days late times the penalty per day, up to the cap

Every day

  • Open projects with a package are worked out again
  • A project that becomes late for the first time gives its project manager a to-do Handover is late. It shows the due date and the penalty a day

Not built yet

  • Who pays is kept for reference; bills follow the project's payment plan, not split between buyer and developer by themselves
  • Upgrades are listed on the package but not added to a buyer's estimate by themselves
  • No portal or report for the developer

Questions

Can a 2BHK and a 3BHK get different prices?

Yes. Each item has a price and quantity per unit type. The project value of a flat is the total of the included items for its unit type.

How is the delay penalty worked out?

Handover is due the set number of days after booking. Each day past it, until the project is done, adds the penalty per day, up to the cap. It is worked out again every day.

Can the developer pay part of the interior?

Set who pays to Shared with the developer's %. It is kept on the package for reference; raise the bills through the project's payment plan.

Do buyers see how their flat is going?

Yes. Each flat is a project of its own. So the buyer sees the stage, updates, things to decide and payments on their pages and in the Client app.
