The SmartMy Lease app for tenants, owners, members and guests

One phone app for everyone you serve. Tenants see their home, bills and repairs; owners their units and statements; co-working members their check-ins and credits; guests their stay and door code.
PLANSEvery plan
Built and in testing, not in the app stores yet.

The problem it solves

  • Tenants, owners and guests each want a different thing, and you cannot run three apps.
  • A repair report arrives with no photo, no room and no time when someone is home.
  • Owners ring each month for their statement.
  • Guests call at midnight because the door code is buried in an email.

How it works

  1. The person signs in with the same login as your web pages, or with a passkey. The first time, the app asks for your organisation's server address.
  2. The app shows a Menu with only the areas their role needs: My Home, Renting, Money, Owner and Notices.
  3. A tenant opens My Home for the lease, rent, what is billed when and the deposit. They answer a renewal offer and Give Notice to Vacate there.
  4. Repairs: Report a Repair with what is wrong, kind, urgency, room, whether you may come in, best times, pets and photos. When it is done they say whether it is fixed, with a rating.
  5. Money > Bills lists bills to pay and paid; Pay opens online payment where your landlord has it. Cheques show with their status.
  6. Owners open Owner > My Properties for their units and statements with the PDF. Members and guests see Renting.

Everything it does

My Home (tenants)

  • My Home: the lease, rent, what is billed when, deposits, renewal offer, Give Notice to Vacate
  • Repairs: report with photos from the camera or gallery; say whether it is fixed and rate the work
  • Meters (when the unit has meters): each meter's last readings; Send reading with a photo
  • Sales (shops on turnover rent): send a month's sales with a photo of the report

Renting

  • My Stays (guests): arrival and departure, the address, the door code, the guide and house rules
  • Membership (co-working members): Check In and Check Out, credits left, days used, mail waiting
  • My Rentals (rental customers): what they rent now and their orders

Money, Owner and Notices

  • Bills: to pay and paid, with Pay; cheques and their status
  • Owner > My Properties: units with your share, status, the agreement and until when each is let; statements with the PDF to share
  • Notices: notices from the landlord; opening one tells the office you have read it

Roles

  • Tenant, owner, co-working member, guest and rental customer, worked out from the person's records
  • One person can hold several roles and sees each area

Not in the app

  • Downloading the signed lease, check reports and agreeing deposit deductions: on the tenant web pages
  • Answering a tenant survey: by the link in the message
  • Chat with the office: there is no chat in the app

Who uses it

TenantChecks rent and bills, pays, reports repairs, sends meter readings, reads notices, gives notice.
OwnerFollows their units and reads their statements (Growth).
Co-working member or guestChecks in, sees credits and mail, or finds the stay's door code (Scale).

Where you use it

  • The SmartMy Lease app for iPhone and Android, with the Menu (built and in testing, not in the app stores yet)
  • Web: the same as the tenant and owner web pages
  • Not without signal: the app needs a connection, and a step sent twice is done only once

What you control

Settings

  • The areas shown follow the features your organisation uses and the person's role
  • Online payment shows where your payment provider is set up

Notifications

  • Messages to tenants, owners, members and guests arrive in the app's inbox (bills, chasing, cheques, notices, repairs, stays, statements)
  • App push is built in and not switched on yet

Questions

Is the app in the stores?

Not yet. It is built and in testing. Until then, tenants and owners use the same pages in a phone browser.

Do owners need a separate app?

No. Owners use the same app and see the Owner area. A person who is both a tenant and an owner sees both.

Can a tenant chat with the office in the app?

No. There is no chat in the app. Tenants report repairs and read notices; the office answers through those.

Does it work without signal?

No. The app needs a connection. If a step is sent twice because the signal dropped, it is done only once.

Which plan has it?

Every plan has the app for tenants. The owner area comes with Growth, and stays and memberships with Scale.
