Owners approve repairs, with their own pages and app
Owners sign in to see their units, how long each is let and their statements, on the web and in the SmartMy Lease app. From Growth, a repair over the owner's limit can wait for the owner's approval.
PLANSFrom Growth
The problem it solves
- Owners ring every month to ask whether their flat is let and when they will be paid.
- A large repair is done, and the owner refuses to pay because nobody asked.
- Statements go out as email attachments that owners lose.
How it works
- Give the owner a portal login. When they own a unit today, their front page shows a My Properties card.
- My Units lists each unit with their share, its status, the agreement it is managed under, and until when it is let.
- Statements lists every statement sent, with rent collected, fees and the amount paid out, and the PDF.
- In the SmartMy Lease app the owner opens Owner > My Properties for the same units and statements, and shares the PDF from the phone.
- Add a level of Owner of the unit to the work order chain. A work order over the owner's repair limit then waits for the owner, who decides on the web under My Approvals.
Everything it does
Owner web pages
- Counts of units, let and vacant
- Per unit: name, property, your share, status, managed under (or Your own), rented until
- Statements sent and paid, with period, rent collected, fees, paid to you and the PDF
- An owner company's people see the company's units and statements
In the app
- Owner > My Properties: units and Statements side by side
- Statement PDF opens to share or save
Repair approval by owners
- Work orders know the owners of their unit as people who may approve, offered on the chain as Owner of the unit
- Over the Owner's Repair Limit: the quote (or approved amount) is above the agreement's Repairs Without Asking
- For an emergency request the Emergency Repairs Up To limit counts instead
- A chain level can ask the owner only when the work order is over the limit
Until you add the owner level
- The property managers approve a work order; the owner is not asked
- Check the owner's limit on the agreement before you approve
Who uses it
OwnerFollows units and statements; approves repairs over the limit where you add the owner level.

Questions
Do owners approve repairs out of the box?
Not until you add them. From Growth, add a level of Owner of the unit to the Maintenance work order chain. Until then your staff approve work orders and check the limit. Can owners see who rents their unit?
They see the status and until when it is let, not the tenant's name.Is there a separate owner app?
No. Owners use the SmartMy Lease app, which shows the Owner area to anyone who owns a unit today.Which plan has it?
Owner pages and the owner area of the app come with Growth.Related features
