Airbnb and Booking.com calendars through iCal

Link each stay unit to the calendars of the booking sites you use. Their bookings are read every 30 minutes and block the unit here. Each site gets a calendar of your bookings and blocks, so a night sold anywhere closes everywhere.
PLANSScale only

The problem it solves

  • A guest books on one site the night you sold on another, and someone has to cancel.
  • Staff block dates by hand on three sites after every phone booking.
  • You do not know a calendar stopped syncing until a double booking happens.

How it works

  1. Add your sites in Lease > Configuration > Short Stay and Co-working > Booking Channels: Airbnb, Booking.com, Vrbo, Google or other, with the commission %.
  2. In Lease > Short Stay > Channel Calendars, add a calendar: unit, channel and Their Calendar Address (the iCal link the site gives you).
  3. Copy Our Calendar Address from the calendar into the booking site.
  4. Every 30 minutes their calendar is read: each booking blocks the unit here, changed dates move the block, and cancelled bookings free the nights. Press Read Now at any time.
  5. A site's booking that clashes with one made here is not added. The clash is noted on the calendar, and the property manager gets Double Booking.
  6. The filter With Errors shows calendars that could not be read.

Everything it does

Booking channels

  • Name, kind (Airbnb, Booking.com, Vrbo, Google, other), commission %, Entity, active

Reading their calendar

  • Every 30 minutes, and Read Now
  • Only bookings ending after today are read
  • Each becomes a block on the unit with the channel's name and the booking's summary
  • A block whose booking left their calendar is removed, unless its dates have passed
  • Last Read and the last error are kept on the calendar

Our calendar for them

  • One address per unit and channel, with a secret key in it
  • Lists the unit's reservations and blocks as Booked or Not available, without guest names
  • Blocks that came from the same channel are left out, so a site never sees its own bookings twice

Limits of iCal

  • iCal carries dates only: prices, guest details and messages stay on each site
  • A booking made on two sites within the same 30 minutes can still clash; the clash is flagged
  • Direct connections to Airbnb or Booking.com are not built

What you control

Settings

  • Read every 30 minutes, fixed

  • The manager can switch off the email for themselves; in-app notices always arrive

Questions

Is this a channel manager?

It keeps calendars in step through iCal, which every major site offers. Prices, guest messages and reviews stay on each site. Direct connections are not built.

How quickly does a booking on Airbnb block my unit?

Within 30 minutes, when the next read runs, or at once if you press Read Now. How often the site reads our calendar is up to the site.

Does the site see my guests' names?

No. Our calendar shows each night only as Booked or Not available.

What happens on a double booking?

The channel's booking is not added, the calendar notes the clash, and the property's manager gets Double Booking by email and in the app.

Which plan has it?

Scale.
