Nightly price hints, occupancy, ADR and RevPAR

Each day SmartMy Lease looks at the next 60 nights of your stay units. It suggests lowering slow nights, raising busy ones and cutting short gaps between bookings. Short Stay Measures show occupancy, ADR, RevPAR and the direct share by property.

The problem it solves

  • Prices are set once a season, so empty nights next week stay at full price.
  • Busy dates sell out early at the normal price.
  • One free night between two bookings is never sold.
  • You cannot say what each building earns per night available.

How it works

  1. Every night, the stay units of each class are compared with their bookings and blocks for the next 60 nights.
  2. Lease Managers open Lease > Short Stay > Price Hints: each hint has the nightly plan, the nights, the change and the reason.
  3. Press Apply: a date price is added to the nightly plan for those nights, as a share of the base price. Press Dismiss to drop it.
  4. Open Lease > Reporting > Operations and Leasing > Short Stay Measures, pick From and Until (this month to start with) and press Work Out.
  5. Each property shows nights available and sold, occupancy, room revenue, ADR, RevPAR and the share of nights booked direct.

Everything it does

Hints

  • Lower: Slow Nights: in the next 14 nights, under 30 % of the class's units booked; 10 % lower
  • Raise: Busy Nights: 14 to 60 nights ahead, over 80 % booked; 15 % higher
  • Lower: Gap Nights: one or two free nights between two bookings of a unit; 20 % lower
  • Applied as a date price on the class's nightly plan, so every unit on that plan gets it
  • Nights already passed cannot be applied

Short Stay Measures

  • Nights available: stay units times the days
  • Nights sold: confirmed, running, ended and closed stays in the dates
  • Occupancy (%), room revenue, ADR (revenue per night sold), RevPAR (revenue per night available), Direct (%)
  • Only units marked Let by the Night count; one Entity at a time

Rules

  • Hints never change a price by themselves
  • Thresholds are fixed in this version

Questions

Do prices change by themselves?

No. A hint changes the nightly plan only when a Lease Manager presses Apply.

Is this AI?

No. Hints come from fixed rules on your own bookings and use no AI credits.

A gap hint is for one unit. Why does applying it change others?

The date price goes on the nightly plan of the unit's class, which every unit on that plan shares. Apply it only when that is what you want.

What is RevPAR?

Room revenue divided by nights available. It joins occupancy and price in one figure, so you can compare buildings.

Which plan has it?

Scale.
