Asking-rent and renewal-rent hints

Each day SmartMy Lease suggests a new asking rent for empty units priced away from the market. It also suggests a rent for leases ending in the next 90 days. You apply a hint with one click; nothing changes by itself.
PLANSFrom Growth

The problem it solves

  • A unit stays empty for months at a rent nobody will pay, and nobody notices until the owner asks.
  • Another unit lets in a day because it was priced far below its neighbours.
  • Renewal rents are set from last year's rent, not from what similar units let for this year.

How it works

  1. Every night the hints are worked out from your own data. They use days empty, leases started in the same property in the last 12 months, and recent enquiries and viewings.
  2. Lease Managers open Lease > Leasing > Finding Tenants > Rent Hints. Each hint shows the rent now, the suggested rent, the change, days vacant, similar lettings, demand and the reason.
  3. Press Apply on a vacancy hint: the unit's asking rent becomes the suggested rent, ready for its listing.
  4. Press Apply on a renewal hint: the suggested rent is written on the lease as a note, for you to use when you renew.
  5. Press Dismiss to drop a hint you disagree with.

Everything it does

Hints for vacant units

  • Lower: Above Similar Lettings: asking rent at least 10 % above similar lettings and empty more than 14 days; suggests the similar rent
  • Lower: Vacant Long: empty more than 30 days with fewer than 3 enquiries and viewings in a month. Suggests 5 % less, or 10 % less after 60 days
  • Raise: Below Similar Lettings: asking rent at least 10 % below similar lettings, or 10 or more enquiries and viewings in a month. Suggests up to the similar rent, at most 10 % more
  • Only vacant units with an asking rent are looked at

Renewal hints

  • For leases of one unit ending in the next 90 days and not yet renewed
  • Suggests the similar rent, never more than 10 % above the rent now

Similar lettings

  • Leases of one unit, of the same unit type, in the same property, started in the last 12 months
  • Scaled to this unit's area when both areas are known; otherwise only units with the same bedrooms count

Demand

  • Enquiries made for the unit and viewings not cancelled, in the last 30 days

Rules

  • Hints are suggestions only: nothing is changed until a Lease Manager presses Apply
  • An open hint is updated, not repeated, when the next night's figures change
  • Filter Open; group by kind or property

Questions

Does the system change my rents by itself?

No. A hint only suggests. The asking rent changes when a Lease Manager presses Apply, and a renewal rent is only noted on the lease.

Is this AI?

No. The hints come from rules on your own data: days empty, recent lettings in the same property and the unit's enquiries and viewings. They use no AI credits.

What if I have no recent lettings in the building?

Then only the Vacant Long hint can appear for empty units, and no renewal hint is made, because there is nothing to compare with.

Will a renewal hint ever suggest a lower rent?

No. A renewal hint suggests the similar rent or the rent now, whichever is higher, capped at 10 % above the rent now.
