Make-ready tasks before the next tenant
When a tenant moves out, your list of tasks between tenants is made for the unit: paint, deep clean, change locks. The unit shows Not Ready until the last task is done, then it is Vacant again.
PLANSEvery plan
The problem it solves
- A unit is shown to a new tenant while the painters are still in.
- Locks are not changed because nobody remembered.
- The leasing team learns a unit is ready only when they ask.
How it works
- Lease > Configuration > Upkeep and Checks > Make-ready List: add the tasks you do between tenants, each for every unit or only some unit types.
- When a tenant moves out, the tasks are made for the unit and it shows Not Ready on the unit board.
- Lease > Operations > Checks and Upkeep > Make-ready: give each task to someone with a due date.
- Tick done as each task is finished; the date is kept.
- When the last task is done the unit is ready again and shows Vacant; a note is posted on the unit.
Everything it does
The list
- Task name, order, Entity (empty: every Entity)
- Only for Unit Types: unit type codes separated by commas, such as flat, villa, shop; empty: all units
- Archive a task to stop using it
Tasks of a unit
- Unit, the lease it follows, name, who, due date, done, done date, note
- Shown on the unit's Inspections and Make-ready tab
- Filters To Do and Mine
When they are made
- When the units of a lease come back at move-out
- Not when a renewal takes over the unit, and not after a short-stay check-out cleaned by housekeeping
- No list for the unit type: the unit stays ready

Where you use it
- Web: Lease > Configuration > Upkeep and Checks > Make-ready List; Lease > Operations > Checks and Upkeep > Make-ready; the unit's Inspections and Make-ready tab
- Not in the Staff app as a list of its own: the app shows the unit's status
What you control
Settings
- Make-ready List: empty to start with; the unit is ready at once until you add tasks
Notifications
- No message: tasks are assigned in the list
Questions
Can tasks differ for flats and shops?
Yes. Give each task the unit types it is for, or leave it empty for all units. Can the unit be let while tasks are open?
It shows Not Ready on the board and in the lists, so your team sees it is not ready. The status changes to Vacant when the last task is done. Are tasks made after a renewal?
No. A renewal takes over the unit with no move-out, so no make-ready tasks are made.Related features
CHECKS, DEPOSITS AND REPAIRSMove-in, move-out and inspection checks with photos and signaturesWalk the unit at move-in, move-out and in between with a check. Check points are cards answered with one tap. The check takes photos, meter readings, the item list, keys and damage. Your staff sign first and the tenant signs last. The tenant gets the PDF; new damage at move-out becomes proposed deposit deductions.PORTFOLIOUnit board and stacking plan with status from leasesEvery unit as a card, grouped by property, coloured by its status: vacant, reserved, let, notice given, not ready or blocked. It also gets work orders to vendors, a recharge to the tenant when they pay, and the tenant's rating.
