Country packs: UAE, UK, India, Australia
Packs for the UAE, the UK, India and Australia load local deposit schemes and certificate types. They add checks such as the RERA rent increase limit, the UK deposit caps and Form C for foreign guests. Every legal point is a draft for your local adviser to confirm.
PLANSEvery plan
Built and tried on our test systems. Every legal point is a draft waiting for a local adviser to confirm it.
The problem it solves
- Every landlord sets up the same deposit schemes and certificate types by hand.
- A renewal in Dubai goes over the allowed increase and the tenant disputes it.
- A UK deposit is taken above five weeks' rent by mistake.
- A foreign guest stays in your serviced flat and Form C is forgotten.
How it works
- We install the pack for your country. It applies to Entities whose country is that country.
- Its parts switch on with the features they touch: deposits, certificates, leases, applications and short stays.
- Check the numbers with your adviser and change them where needed: schemes and deadlines, certificate types and lengths, the rent increase limit.
- From then on, the checks run when you confirm a lease or renewal, take a holding deposit, confirm or check in a stay.
Everything it does
United Arab Emirates
- New leases: registration Ejari and four cheques a year, unless set otherwise
- A running lease 30 days past its start with no registration number gives the property manager a to-do, once
- Rent Increase Limit (%) in Lease settings: a renewal above it cannot be confirmed (0: no check)
- A higher rent confirmed less than 90 days before the current lease ends gets a note on the lease
- Short stays: a holiday home permit is needed to confirm; the Tourism Dirham, an amount a bedroom a night, is added
United Kingdom
- Deposit schemes DPS, TDS and mydeposits, custodial and insured, with 30 days to protect and 30 days for the prescribed information
- Certificate types: Gas Safety Record (yearly), EICR (5 years), EPC (10 years). Also smoke and CO alarms (each tenancy), Legionella risk assessment (2 years), HMO licence (5 years)
- Tenant Fees Act: a residential deposit above five weeks' rent is refused on confirm, six weeks when the yearly rent is 50,000 or more
- A holding deposit above one week's rent is refused
India
- Certificate types: police verification of each tenant, fire NOC, occupancy certificate
- Short stays: when a guest who is not Indian checks in, the person checking in gets a to-do to file Form C within a day
Australia
- Bond authorities of NSW, Victoria, Queensland, Western Australia, South Australia, Tasmania and the ACT, with 10 or 14 days to lodge
- Certificate types: smoke alarm check, pool safety certificate, gas and electrical safety checks
What the packs do not hold
- Legal notice wording: notices use your own templates
- Filing with any authority: Ejari, deposit schemes, bond authorities and FRRO are done on their own sites
- Other countries: set up your own schemes, certificate types and limits

Questions
Are the packs legal advice?
No. They are drafts. Check every number and rule with your lawyer or adviser before relying on it.Does the UAE pack register leases with Ejari?
No. It sets Ejari as the registration and reminds you when a lease has no registration number 30 days after it starts. You register on the Ejari system. What if we let in a country without a pack?
Set up your own deposit schemes, certificate types and late fee limits. Taxes on rent follow your Entity's accounting set-up.Can we change the UK deposit cap?
The five and six week caps are fixed in the pack. Tell us if the law changes or your adviser reads it differently.Related features
CHECKS, DEPOSITS AND REPAIRSDeposit protection schemes and their deadlinesWhere the law asks for a deposit to be protected, such as UK schemes and Australian bond authorities, each deposit carries its scheme. It also carries the day to protect it by and the day to send the tenant's information by. The property manager is reminded before each deadline.OPERATIONSCompliance certificates, insurance and access codesKeep every safety certificate and insurance policy with its expiry, and be reminded before it lapses. Switch on one setting and a unit whose needed certificates are missing or expired cannot be let.LEASES AND RENTPost-dated cheques from plan to bankPlan the year's post-dated cheques with the lease and collect them. Keep them in the safe, put them on deposit slips, and record each as cleared or bounced. A cleared cheque becomes a payment matched to its bills; a bounced one reopens the bill, adds the fee and tells the tenant.LEASES AND RENTRenewals, breaks, holdover and notices to vacateRenew a lease with a new term and rent, and offer it to the tenant on their page. Let the new lease take over on its first day. Break options, holdover rent and notices to vacate each have their dates.LETTINGApplications by link with ID checks and a holding depositSend an applicant a private link to fill in their details, income, co-applicant, guarantor and documents. Record ID checks, screening and the holding deposit, decide, and make the draft lease in one step.
